					<description><![CDATA[<p>Planning Board Undermines Public Trust Restore Public Trust Now! Support Our Cause! Planning Board Meeting Undermines Public Trust   The Planning Board’s June 5th meeting violated State Law and denied the public its legal right to transparency and open government.   Key violations include: The Housing Plan not made publicly available 10 days in advance as required by State law. No agenda published to tell residents about the meeting. No Zoom access was provided, cutting off remote participation. The courthouse doors were initially locked, preventing entry.   A Vote for a Flawed Plan That Ignores Residents’ Voices   Despite these serious violations, the majority of the Board voted to pass a controversial Housing Plan that fails to protect all neighborhoods equally. Councilman Wilson was the only dissenting voice.   While overlay zones were removed from some areas of the 1st and 3rd Wards, the 4th Ward remains vulnerable. Every neighborhood deserves equal protection. The City’s own experts admitted no other New Jersey municipality has used overlay apartment zoning this way to meet affordable housing obligations. The plan violates legal precedent: The NJ Supreme Court (Mt. Laurel II) requires that affordable housing planning must be sound, suitable, and adjacent to compatible land uses. This plan fails that test.   It’s Not Too Late—Fix the Plan and Follow the Law   Mayor Wildes and the Council President Wisotsky have the authority and the obligation to correct course.   We Call on Mayor Wildes to Immediately Reopen the Process and Schedule a Legal Public Hearing:   To comply with state law and restore public trust, we request the following timeline:   By June 12: Amend the plan and issue legal notice for a new public hearing By June 23: Hold a fully compliant public hearing on the amended Housing Plan   We call on Council President Lisa Wisotsky to schedule a Council Meeting to approve the amended Housing Plan:   By June 27: Convene a City Council vote on a revised plan that protects all Englewood neighborhoods, including the 4th Ward   A Smarter, Fairer Approach to Planning   We urge the Planning Board and the City Council:   Use common-sense planning that focuses revitalization and new development in areas that would benefit—such as South Englewood, South Dean Street, and commercial and industrial corridors, not in residential neighborhoods.  Act immediately to give residents the legally required opportunity to review and respond.   Englewood Deserves Better Transparency. Fairness. Equal protection. These are not optional—they are legal and moral obligations. It’s time to do what’s right.   Our city. Our homes. Our future. Join the Movement. Councilman Wilson was the only dissenting voice.</span></p><p style="margin-bottom: 0px;"><span style="color: #000000; font-size: 16px;"> </span></p><ul style="margin-bottom: 0px; margin-left: 40px;"><li style="color: #000000; font-size: 16px;">While overlay zones were removed from some areas of the 1st and 3rd Wards, the 4th Ward remains vulnerable. Every neighborhood deserves equal protection.</li><li style="color: #000000; font-size: 16px;">The City’s own experts admitted no other New Jersey municipality has used overlay apartment zoning this way to meet affordable housing obligations.</li><li style="color: #000000; font-size: 16px;">The plan violates legal precedent: The NJ Supreme Court (Mt. Laurel II) requires that affordable housing planning must be sound, suitable, and adjacent to compatible land uses. Former Council Member Katharine Glynn – 3rd WardPublic Testimony City Council Meeting May 12, 2025 Over one thousand residents have voiced clear and consistent opposition to the proposed plan to introduce high-density apartment development into Englewood’s single-family neighborhoods. Yet, despite this strong public sentiment, a majority on the  City Council continues to advance a strategy that has been broadly rejected by the community. At the recent Affordable Housing Forum, city planner Sabo noted that the Council’s affordable housing subcommittee is reevaluating its initial proposal, which would have applied overlay zones throughout much of the 3rd and 4th Wards. The revised approach now focuses development on Grand, Armory, West, Lafayette, and Englewood Avenues. While this shift alleviates some concerns in parts of the 3rd Ward, it does so at the expense of the 4th Ward — an area already under considerable pressure and of profound historic significance. This isn’t just about buildings — it’s about history, community, and preservation. The 4th Ward is a cornerstone of Englewood’s heritage, home to landmarks and residences tied to the region’s complicated legacy of slavery and civil rights. 					<description><![CDATA[<p>City Adopts Plan to Urbanize Englewood On Dec. 9th , Englewood’s Planning Board adopted a bewildering 10-year redevelopment plan (officially called the “Master Plan”) to develop apartment buildings in single-family neighborhoods. Despite a standing-room only crowd of 150+ residents who unanimously objected to the plan, it passed by a vote of 9 to 1. Attendees wondered if the Board was even listening as distracted Planning Board members, texted and dozed—ignoring the public. If that insult to the public wasn’t enough, the meeting was held in violation of state law. Residents lined up in the hallways and were not allowed into the public meeting because of overcrowding. Why was a venue with such limited capacity chosen when so many other options were available? Our politicians are elected to serve the public interests and protect our way of life. People live in Englewood because they value its suburban quality of life and its demographic diversity. Those seeking an urban lifestyle choose Hoboken, not Englewood.  How can the elected politicians vote for a plan that will change our neighborhoods forever and rob us of the quality of life that Englewood residents have enjoyed for generations? 					<description><![CDATA[<p>Englewood Auditor Reveals $3m Federal Funds for Flooding Unspent and Potentially Lost ENGLEWOOD NJ – The City’s independent auditor stated on the public record that the City Council had failed to appropriate $3 million in the federal funds it was awarded in 2021 to remediate flooding. As the Council continues to permit overbuilding, and ignores public opinion, the City is now forced to divert this money to other projects in the last 2 months of the year, putting in question why nothing was done before it is too late. In 2021, Englewood received $3 million dollars from Biden’s American Rescue Plan. Three years later, not one dollar has been spent on fixing critical infrastructure issues to protect our downtown and homes from ongoing flooding putting residents in harm&#8217;s way, year after year. Recent storms that brought flood waters rushing like a river through the center of town or homes once again destroyed by floods might have been prevented if the City had acted in a timely manner. During the October 15, 2024 City Council meeting, the municipal auditor, Robert Haag of Lerch, Vinci, and Bliss LLP, testified that none of the “Rescue” money had been spent and more importantly may not be able to used for flooding since the funds must be committed by the end of 2024 or Englewood will lose these federal dollars. Two months is not sufficient time to sign contracts since engineering studies and related preliminary work must occur first leaving the City no choice but to redirect these funds to other projects. The overlay zone ordinance and the 2024 master plan call for a doubling down on building thousands of apartments in our neighborhoods that will only exacerbate the flooding situation. And now, as reported here by Englewood One Community, yet another opportunity to mitigate a key infrastructure issue has been lost. Save our community to protect what we value most.
